Standards, Building Operations, and Common Living Procedures for Hendrick House.

Respectful shared living in a cooperative community relies on clear, consistent standards. Below are the key operating protocols for Hendrick House. Formal PDF copies of corporate bylaws, proprietary leases, and alteration agreement packages can be requested through management.

Quiet Hours & Hallway Courtesies

Official Building Quiet Hours:
  • Weekdays (Monday – Friday): 10:00 PM – 8:00 AM
  • Weekends & Holidays: 11:00 PM – 9:00 AM

During these hours, audio equipment, televisions, musical instruments, and gatherings must be kept at moderate levels that do not disturb adjoining apartments.

The 80% Carpet Rule

In accordance with Hendrick House proprietary leases, at least 80% of all wood flooring in hallways, bedrooms, and living areas must be carpeted or covered with dense padded rugs. This requirement is strictly enforced to dampen impact vibration and sound transmission between vertically adjacent homes.

Common Hallway Fire Egress Regulations

Hallways, stairwells, and vestibules must remain completely clear at all times. Shoes, welcome mats, strollers, umbrellas, shopping carts, and refuse bags are strictly prohibited in common corridors pursuant to municipal fire egress codes.

Refuse, Recycling & Composting Protocols

General Waste

Trash Chute & Compactor

Household refuse must be securely tied in sturdy plastic trash bags before placement down the chute. Never force oversized bags or cardboard down the chute as clogs cause immediate hazardous backup.

Cardboard

Corrugated Cardboard

All boxes from Amazon, deliveries, and grocery cartons must be completely broken down and flattened, then stacked neatly in the designated basement recycling area.

Mixed Recycling

Rigid Plastics, Glass & Metal

Clean metal cans, aluminum foil, glass bottles, and rigid plastic containers (#1–#7) belong in the labeled blue recycling bins. Please rinse food containers thoroughly before depositing.

Special Handling

Electronics & Hazardous Waste

Lithium batteries, electronics, paint cans, chemicals, and compact fluorescent bulbs must never be placed in trash or recycling. Coordinate with the superintendent for seasonal e-waste collection.

Alteration & Renovation Guidelines

Any architectural modifications, structural alterations, plumbing work, electrical circuit changes, or hard-surface flooring replacements require prior written consent from the Board of Directors.

Step-by-Step Alteration Approval Process:

  1. Submission (30 Days in Advance): Submit a signed Alteration Agreement and detailed architectural scope of work to management at least 30 days before work begins.
  2. Insurance Certification (COI): All hired contractors and tradespeople must furnish a Certificate of Insurance providing minimum $1,000,000 general liability, naming Hendrick House and the management company as additional insureds.
  3. Permitted Construction Hours: Work is strictly limited to Monday through Friday, 9:00 AM to 5:00 PM. No weekend, evening, or holiday work is permitted under any circumstances.
  4. Debris Removal: Contractors must remove all construction waste daily from the building. Common hallway floors must be protected with Masonite and cleaned daily.
